Terms and Conditions

Reservations Acceptance of these terms and conditions are signified by a booking payment.
Cancellations Reservations cancelled more than 30 days prior to the date of arrival will incur a 5% charge of the total value of the booking. Cancellations within 30 days prior to the date of arrival will incur a 25% charge. Cancellations within 7 days will incur a 100% charge. Any payment in excess of the cancellation fee will be refunded within 7 days of cancellation. We reserves the right to cancel reservations.
Payment Payment must be made by credit card (Visa, MasterCard ). Upon our confirmation of your booking the payment amount will be debited to your credit card. You agree that any damage, breakages or additional cleaning will be charged to your credit card after your departure (plus 5% service fee)
Strict No Smoking Indoor Policy Breach of this policy will result in a $150 cleaning fee being applied.
Arrival and Departure The property will be available from 6pm on the day of your arrival and should be vacated by 5pm on the day of your departure in the event that another guest is arriving that day.
Cleaning Up When vacating the holiday home we expect it to be left in a clean and tidy condition (including the BBQ) and your rubbish correctly disposed of. Any further cleaning requirements will be charged to you.
Pets Pets are not permitted under any circumstances as there are Kiwi's in the Nature Reserve at the bottom of the house
At Your Own Risk The facilities, including the holiday house, garden, bar-b-que, heaters, kitchen appliances etc are all made available to you for use at your own risk. Please be careful and supervise children at all times. We will not accept liability for any injury, damage or loss of personal possessions, whether through negligence or otherwise to the maximum permissible by law.
Your Responsibilities and Your Liability You're responsible for the holiday house, ancillary buildings and contents during your stay. You are to take all reasonable care of the holiday house and at the end of your holiday to leave the house clean and tidy. This includes cleaning all utensils and equipment, returning of all furniture and appliances to where they were when you arrived and disposing of all rubbish (there is a local tip on the road to Russell).
Please note that as the person making the booking you are considered to be responsible for any and all people staying with you at the holiday house including any 3rd party invitees.
You will be held legally responsible for any losses, breakages and any damage to the holiday house, it's facilities, or amenities that occur during your holiday. Please report any damage or breakage immediately.
We leave many personal possessions, games, books and magazines for your enjoyment. These are to be cared for and may not be taken with you on departure.
Please do not leave any of your perishables (margarine, cheese, milk etc) in the fridge at the end of your stay.
If Problems Arise We accept no responsibility should any portion of the holiday house, its facilities and amenities become unavailable to you. Should events arise beyond our control and render the holiday house uninhabitable then we may be forced to cancel the booking. However, should such unusual circumstances arise we will endeavor to offer you an alternative rental period. Where this is not possible we will refund in full all monies paid in respect of the cancelled booking. You will have no grounds for any further claims against us.
What's included? Full use of the holiday home. Gas BBQ and outdoor furniture.
Additional Rules/Notes
- You will be expected to take own linen (for beds) and towels (any linen on beds must be removed on arrival and replaced prior to departure).
- The house runs on a sceptic tank, therefore you MUST NOT put any sanitary items into the toilet.
- There is no mains water supply, so please do conserve water (the water supply is filtered rain water, but if you have concerns then bring adequate supplies of bottled water).
- Any food items and/or bait used must be replaced before leaving.
- All telephone calls will be charged to your Credit Card (with a 5% additional service fee).
- The water and cooking facilities use 9kg LPG cylinders. Whilst there are spare ones there, you MUST fill the empty cylinder and will be re-imbursed on presentation of receipt.
- Use of Boat, Fishing and Diving Equipment is strictly prohibited.
- Security Lights must be left on at all times.
- Extraordinary electricity/water usage may be charged to your Credit Card (with a 5% additional service fee).
- If coming fishing with us in our boat you are responsible for bringing you own life jackets.
